Staging a home can improve your chances of selling fast for higher profit

Tips for selling your home run the gamut in terms of how ludicrous they are. Some home sellers will bury statues in the yard while other bake cookies right before a showing in order to tempt a potential buyer's sense of smell. How many of these tips are myths and how many of them will help you sell your home? Are there proven methods to help you get the most out of your showing? Experts say there are and once homeowners realize that their "home" is a "house" on the market, they begin to realize that it is a product that must by marketed just like anything else.

What is Home Staging?

Home Staging is a process in which a home is prepared for sale. It is designed to attract the widest array of buyers in the shortest amount of time and ideally, getting as close to a full offer as possible. It is done by packaging and presenting your product in the best possible light and differentiates your home from others in the same price point.

Linda Barnett of Home Matters, LLC in Indianapolis says that there are visual cues that create impressions for buyers. She says the point is to create a lifestyle without drawing attention to personal effects. "Home staging allows you to generate interest and create a response" she says.

How does it work?

From the curb appeal to the back yard view, home staging covers a variety of things. Barnett says that when she considers a home for staging, she make an appointment and tours the home, taking pictures to consider later. "You have to create an impression that the home is worth buying" she says. "Ideally you want to get your home ready for sale before the sign ever goes up in the front yard." In order to do this there are a host of things to think about. Painting is one of the least expensive things someone can do to give his or her home a facelift, and when staging, it is important to always go with neutral colors in order to appeal to a wider market rather than the trendy colors you personally like. "It is not about your lifestyle," says Barnett. "It is a well known fact that the most people will visit your home within the first two to four weeks. Why would you wait to do some of these things?

Is Home Staging a do-it-yourself project?

Depending on whom you ask, home staging has the ability to be a do-it-yourself project but it is a daunting task. Once professionals come in and look over the residence, they usually offer homeowners a comprehensive list of work to be done and then the client can purchase services or pay for the checklist. If you are looking to save a bit of money, doing some of the home staging yourself is a great option. On the other hand, if you have a full schedule and you need immediate help, professionals can get the job done quickly and leave you free to concentrate on your own agenda.
